General Construction Features

  • R.C.C. - All RCC works as foundation / pile, R.C.C. Plinth beams, floor beams, columns, staircase, lift wall, R.C.C. over-head tanks, underground water tanks, Lift machine rooms, as specified by structural Engineer and shall be earthquake and wind forces proof.
  • External Walls and Plaster – External walls 6” thk [Excluding Plaster] shall be of AAC/Siporex blocks or red clay bricks, External double coat plaster with river sand with reliance recron & waterproof chemical.
  • Internal Walls and Plaster – Internal walls 4” thk [Excluding Plaster] shall be of AAC blocks /red burnt brick/Siporex blocks with cement mortar plaster/gypsum on both faces.
  • Water proofing – Waterproofing for terrace, overhead water tank, lift machine room top. Toilets shall be adequately water proofed with brick bat coba, IPS on top with 10 years guarantee. After completion / possession, if any alteration is made by any member without intimation / approval from the developer, the said guarantee will not be valid.
  • Plumbing (Drainage and Water supply) – All vertical and rain water pipelines and water supply work including drainage connection to the PMC sewage line and water connection to PMC water mains. Internal concealed plumbing GI B class/ CPVC/ UPVC, External drainage line PVC, OHWT to toilet UPVC as per design. Vertical drainage pipes B class UPVC pipes (Jindal / Astral).
  • Paints – External 2 coat Apex or ultima or equivalent , Internal Asian / Nerolac make plastic emulsion for living kitchen & dining area, Oil Bond Distemper/plastic paint for all Bedrooms.
  • Water Supply – PMC connection as per rule. All flush tank with bore well connection & rest PMC water. One borewell connection in common toilets.
  • Anti-termite treatment – Anti termite treatment before and during the completion of the work shall be executed through reputed pest control agency.
  • Lift - Lift and lift installation work till the certification of lift shall be carried out by reputed lift company. Automatic lift of OMEGA/ OTIS / KONE / Schindler make.
  • Fire Fighting – Fire-fighting as per the requirements of the PMC norms.
  • Solar Water Supply – Solar water supply to all bathrooms. Solar system to be erected on top terrace. Solar water tank capacity is estimated to provide hot water of approximately 125 Ltr per flat.
  • Water storage tanks – Underground and overhead water storage tanks of adequate capacity as per the requirements framed by PMC with at least 2 nos. of electrically operated water pumps and automatic level control systems connected to underground water storage tanks. Separate water tank with glazed tiles for PMC water supply.
  • Diesel Generator/ Battery Back-up – Noiseless diesel generator/ battery back-up of adequate capacity auto-switchover shall be provided for Lift, water pumps, lights in common area, mechanized parking, intercom system, door phone, CCTV and its recording system.
  • Entrance Gate – Entrance gates for the entire building area and a common door for entering the lobby area.

General Specifications

  • Vitrified, Kajaria/ Asian/ RAK or equivalent make tiles of size 800 x 800 flooring along with skirting in entire flat.
  • Antiskid ceramic flooring in toilets and terraces.
